Make necessary updates
One of the first steps prior to selling your home is to make sure it has been updated and any current problems have been addressed. Don’t decide to renovate your home right before you put it on the market, just make necessary improvements—a fresh coat of paint, fixing or replace hardware, cleaning tile grout, etc. Avoid large projects as you may not get your money back from the investment.
Research your agent
Don’t just hire just any agent. Every agent is different—if you don’t do your due diligence, you may hired an agent that is not an expert in your market. When choosing your agent, start by asking these four questions:
How close to the initial asking prices of the homes you sold did your listed homes sell for?
How long did it take you, on average, to sell your listed homes in 2014? How does that compare to the county and state averages?
How long have you been in the real estate industry?
What is your marketing approach to sell my home?
Wait to list your home until you’re serious about selling
A serious seller does not choose to sell their home on a whim – it’s something they plan and prepare for over a period of time. A truly ready-to-go seller will have interviewed and found an agent that is right for them, researched the market, made small alterations to their home to prepare it for showings and have a plan in place for once their home sells.
Make an impression online and on mobile
Buyer first impressions today are on the Internet. According to The Digital House Hunt, “Real estate related searches on google.com have grown 253% over the past 4 years.”
Make sure the agent you use to list your home has a strong tactical marketing plan for how your home will be showcased online and if those online outlets are optimized for mobile searches.
